FAQ's

Q1.    Do I really need a HIP and will it help me sell my house?

A.   The Government requires all sellers of properties to commission a Home Information Pack.  You will not be able to sell your property without one and the Government is adamant that HIPS will streamline the conveyancing process.

Q2.   What is the shelf life of a Home Information Pack?

A.    There are two elements of the Home Information Pack which have a period of life these being the Energy Report and the property searches.

The energy report has a twelve month shelf life and the searches have a 6 month shelf life.

Q3.     What will be the Energy Assessor’s role?

A.   The Energy Assessor will visit your property in order to carry out an assessment of your property’s ""energy efficiency. He or she will provide and “energy rating” for the property.  The energy assessor’s job is to evaluate how much energy your house is currently using and if it can be made more energy efficient. Recommendations in the energy assessors report will suggest how energy consumption can be improved.

Q4.    How long will it take to produce my HIP?

A.   Somerset HIP will aim to have your Home Information pack completed within a working week. Remember that as long as we have started to compile the HIP you the house seller are able to advertise your property for sale.
